What return should a flip target?
Experienced flippers typically want 15-20% return on cost to cover the risk, finance and their time. Below 10%, one surprise (damp, roof, rewire) eats the whole margin.
What costs get forgotten?
Stamp duty or transfer tax, legal fees both ways, finance interest and arrangement fees, utilities and council tax while holding, and selling commission. Add them all as cost lines.
