How it works
Gross yield is annual rent divided by purchase price. Net yield subtracts your annual running costs (management, insurance, maintenance) before dividing - the honest number.
Frequently asked questions
What is a good rental yield?
UK gross yields typically run 4-8% depending on region - higher up north, lower in London where capital growth dominates. Below 4% gross, the numbers need a very good reason.
What costs go into net yield?
Letting/management fees (typically 10-15% of rent), insurance, maintenance, safety certificates, ground rent and service charges, plus an allowance for voids.
